Project Management / Owner’s Representative

Many owners while planning a project are not familiar with the process and / or procedures that should be followed to insure the due diligence that leads to a successful project. There also are owners who are familiar with the process or have staff that are; however, they are performing their regularly scheduled job duties and do not have the time or the commitment that complete project management requires.

When this is the case we are contracted to provide comprehensive management that represents the true interest of the owner. We advise ownership throughout the project and we become an extension of the ownership team, bringing the professional knowledge and procedures that again are essential in today’s market place.

We guide the owner through the initial planning phase establishing criteria for the selection of Architects and Consulting Engineers. Included are requests for qualifications and requests for proposals by appropriate design teams. Upon the selection of such firms, we negotiate and advise on appropriate contract agreements. We participate in overseeing design drawings insuring that the owners design intent is being achieved. We also prepare comprehensive project budgets that include all construction and non- building/soft costs.

Then we advise the owner on the appropriate construction delivery methods, including lump sum bid, construction management and/or design build. We are the final approval for all payment requisitions, change orders and proposed substitutions. As project manager we are the single point of contact for the project team. Associated duties are project coordinator, liaison and facilitator. This is an independent consulting service that provides professional management representing the interest of the owner/client.
